Cinderhill Regeneration Project

Cinderhill is a major £65 million mixed use regeneration scheme that Banks Developments is progressing in partnership with Commercial Estates Group. The site is over 100 hectares (250 acres) of land at Denby, adjacent to the A38 between Derby and Junction 28 of the M1 motorway. Much of the site has been affected by previous development which includes mineral workings, waste disposal and industry.

It will include the construction of 300 new homes, as well as the development of commercial premises that could create more than 3,000 jobs in the area. A new junction onto the A38 will also be built as part of the project, with a link road through the site and onto the B6179 Derby Road.  Around 30 hectares of land have been allocated for a mixture of office, warehouse and factory, and are expected to take around seven years to fully develop.

The new homes will be built between Denby village and the nearby listed Park Hall building, which will be retained with an open area around it.  New facilities including shops, community centres and a pub or restaurant are also contained within the plan.

The disused railway line within the site that used to run from Ripley to Derby will be turned into a footpath and cycleway, and much of the existing woodland on the site will be retained.

Retention ponds to prevent flooding caused by surface run off will be built as part of a comprehensive drainage regime, and the tar pits which are adjacent to the site will be capped and fenced off.

Derbyshire and Amber Valley Borough Councils, the East Midlands Development Agency and the local community have all been involved in the development of our plans.
